Things finally seem to be picking up again for our market in August 2019 with a total of 1,297 sales processed. This is just 7% below the 10 year average for the month of August, which is making our market look much more stable than it was just 2 months ago with June 2019 being 18% fewer sales than the June 10 year average.  September and October will likely see numbers much closer to the 10 year averages as well, which will likely bring some stability in price for the next couple of months.  

August 2019 saw 11% fewer sales than we saw a month earlier in July 2019, however, in the last 10 years there is only one instance of August have more sales than July of that same year. August 2019 also saw 12% more sales than we saw in August 2018.

The biggest change month to month was the number of detached single family homes that sold last month.  North Delta, Surrey, and Langley saw more than 25% increase in the number of sales of detached homes compared to July 2019.  All of this in indicative of a normal steady market.

16% of single family homes listed for sale sold in August 2019, and Townhouses and Condos both saw 22% of available listings sell in the month.  This actually means that apartments and condos are still technically in a seller's market, as anything about 20% is a seller's market.  Anything below 12% is a buyer's market, and everything in between is a balanced market.  Again, more signs of stability in the market.

Stability in the market means that it is a great time to buy and sell real estate, as it gives buyers time to make a good decision, and homes that are listed at a fair price will sell. HPI® Benchmark Price Activity

• Single Family Detached: At $954,100, the Benchmark price for a single‐family detached home in the Fraser Valley decreased 0.3% compared to July 2019 and decreased 5.4% compared to August 2018

• Townhomes: At $521,400, the Benchmark price for a townhome in the Fraser Valley in the Fraser Valley increased 0.1% compared to July 2019 and decreased 4.9% compared to August 2018

• Apartments: At $409,200, the Benchmark price for apartments/condos in the Fraser Valley decreased 0.1% compared to July 2019 and decreased 7.7% compared to August 2018
